THE REES CENTRE
Specialist staff at The Rees are on hand to assist you with all your booking requirements during your stay including transport, activities and attractions, events, entertainment, dining and any other business and personal requirements you may have during you stay, The Rees also has preferred customer access to helicopter transport and scenic flights as well as lake cruises onboard the America’s Cup yacht NZL 14 which can collect you from The Rees’ own specifically designed private jetty. The Rees also maintains its own private fleet of self-drive rental vehicles available for hire to resident and guests as well as a fleet of electric buggies which will be on call.
THE MANAGEMENT AGREEMENT
To insure the interests of the owners remain paramount in the management of The Rees, ownership of the management rights have been retained by the developers and will be run by a subsidiary company The Rees Limited.
Owners who elect to place their Residence or Apartment in the management pool for letting via The Rees Apartment Hotel operation will need to sign a Management Agreement.
The management agreement is between The Rees Limited and each individual owner and will be for the term of 25 years plus a right of renewal for 10 years. The bilateral agreement relates to each individual Apartment or Residence and allows the manager the sole right to conduct on site letting of apartments and residences as visitor accommodation. No owners are permitted to enter into any arrangement to have their apartments or residences managed unless they enter into the management agreement.
Each of these separate management agreements outlines each party’s responsibilities, obligations and rewards.
Key Points to Remember:

A management committee will be elected by the owners to represent the owners in dealings with the management company

Rental income and expenses are specific to each individual apartment, income and expenses are not pooled

The management fee is 20% of gross returns plus expenses
-
The allocation of apartments in the rental pool will be fair and equitable with the management company contractually committed to ensure as equal apportioning across all apartments as possible
-
Owners receive income from their apartment on a monthly basis, 30 days after the end of each month
-
The management agreement does not preclude the your selling your apartment at any time
-
Owners are able to remove their apartment from their management scheme after the first 4 years of operation, however there months must be given to The Rees Limited
-
If you elect to place your apartment in the management scheme you can still use your apartment or residence for up to 180 days and still be zero-rated for GST
-
You can allow anyone to enjoy all or part of your 180 day entitlement
THE BODY CORPORATE
The Body Corporate is required by law to manage the administration and common property of the Apartment and lakefront Residence buildings. The Body Corporate controls the administration and general running of the complex on behalf of the owners and expenses include the cost of the maintenance of lifts within the buildings, insurance premiums, maintenance of buildings, gardens, grounds and all common areas and The Body Corporate Manager’s fee.
The proposed Body Corporate fees are set on the basis of Residence or Apartment size and value and are provisionally estimated from $1,900 to $2,900 for Apartments and $3,000 to $4,750 for the Lakefront Residences for the first year.
